The CSH only applies as part of the residential development so it is the floor between the flat and the retail unit which must achieve this performance. As the unit below is retail only the airborne sound insulation is of concern.

 

 

The construction shown within our original sound insulation memo is shown below:

 

Concrete on a profiled metal deck with a maximum depth of 170mm and a minimum depth of 90mm (min density 2400kg/m3). A ceiling will be required within the retail unit comprising two layers of 10kg/m2 gypsum based board on an MF grid providing a minimum void of 150mm with 50mm mineral wool within the cavity.

 

The construction above is capable of achieving +5 dB above building regulations.

 

In order to ensure that the structural steel beams within the floor aren’t a significant weakness it is recommended that they are filled with mineral wool.

We are required by Camden Council to complete a Sustainability Plan which confirms that we meet Code for Sustainable Homes Level 3 (even though the CfSH has been abolished!).  It is an onerous piece of work and there is a question on Acoustics that we were hoping you could answer.

 

The requirement is that the airborne and impact sound attenuation will be 5dB better than Part E – from your Acoustic Report completed for the project in February, are you able to confirm that this target will be met?

Please find a revised version of our Noise Breakin Assessment attached. As well as specifying that the roof lights within the living level will require Type C glazing, we have also spotted and rectified a mistake in section 5.2 regarding the glazing to be used for the windows facing onto Snow Hill within the master bedroom. To this end, the location details and required performance values have been updated accordingly.

Please find our updated Noise Breaking assessment report and our sound insulation memo.

 

With regards to internal noise levels within the flat we have reviewed the impact of using higher performance glazing and vents (than those specified within the report) but we found that the improvement is very marginal (around 1dB) and so it didn’t appear to be worth the additional cost. The reason for the small improvement is the performance of the walls and so any real improvement above what we have specified would require significant change in the façade build up. The current proposals meet the recommended internal noise levels which are usually proposed for residential developments and so are considered suitable.

Dear Adam,

 

Further to our telephone conversation we would like to confirm the current strategy for the envelope and the environmental servicing so that you are aware of what is realistic in terms of maximising the acoustic envelope to the new building.  I should reiterate that our client, Iain Brewester,  is extremely sensitive to noise, particularly when asleep at night-time - as discussed he currently sleeps next door with ear plugs in.  As you are already aware the location has varying noise sources at night–time ranging from heavy duty traffic braking and accelerating by mini roundabouts immediately outside on the High Street and drunken louts tipping down Snow Hill into Pond Square.

 

In terms of the design of the building the general environmental strategy has been developed with acoustic protection in mind as follows. Generally the windows will be shut and the ventilation is achieved by continuous mechanical air extraction from the bathrooms, undercut doors where necessary and trickle ventilation supplied through the acoustic trickle vents in Snow hill window heads.  Due to any possible overheating arising from the carefully managed window opening there will be 2 chiller units recycling internal air and feeding the master bedroom, the corridor outside the kids bedrooms and the living level - where there is a greater solar build up from the glazed doors to the external terrace and the roof lanterns.

 

Clearly we are looking for the best acoustic attenuation on the bedroom level at the first floor (and the lounge in the nose of the living area). At bedroom level the windows facing directly to the High Street have anodised aluminium frames, they are sealed shut and have triple glazed panels.  The windows facing the similarly noisy West Hill have anodised aluminium frames, and  triple glazed panels but due to the fretted metal screen in front they need to open so that the external face can be cleaned.  The slot windows facing Snow Hill have anodised aluminium frames with double glazed panels floor to ceiling panels with their upper half openable with tilt & turn windows and acoustic trickle vents set within the frame above.  We have already forwarded the wall construction to you and would draw your attention to the floor construction at bedroom level.  Here we are conscious of the potential for road noise penetration through the shop windows through the ceiling & floor slab so in this instance we are proposing that the steel structure has a comflor 80 ribbing dropped to soffit level and filled with in situ concrete.  In turn this will have 20 mm acoustilay topped with either timber boarding or carpet.  The ceiling zone to the bedroom level and floor to the living level will have a Posi-joist construction to allow all the services to be treaded to the living and bedroom levels and will have a screed and resin floor.

 

The living level at the second floor has the same window arrangement as the bedroom level but will have full height double glazed  doors leading to the terrace overlooking Pond Square.  The wall make up will be identical to the bedroom level below.  We are currently proposing that for build ability and cost reasons that the roof construction will be 150 deep timber joists with mineral wool between.  However there is a considerable area of sedum roofing upon this roof to add to the acoustic attenuation.

 

We are seeking to maximise the acoustic attenuation to the building – ideally within what we believe are the sensible strategy outlined above.  Clearly the bedroom level and more particularly the master bedroom suite and lounge at living level are the most critical areas.  We would be grateful if you could consider all of this, together with the comments we made in our earlier email and then phone Iain Brewester so that you and he are entirely clear about the level of acoustic attenuation appropriate and then make recommendations to us about how best /appropriate to maximise acoustic attenuation.
